faqChoosing a home inspection company is an important decision for every home buyer. A thorough, pre-purchase inspection can be your best defense against unwanted surprises after you move into your new home.

Below are some questions (along with our responses) you should ask when selecting a home inspection service. Even if you don’t choose ELITE 3 Home Inspection, we’d like to help you make an educated decision.

The Company

  1. Are you involved with or associated with any other business?
    We are not involved in any other business. In accordance with the ASHI Standards of Practice, we do not participate in any referral or construction related activities. It represents a conflict of interest.
  2. Do you encourage the client to attend the inspection?
    We always encourage buyers to attend the inspection. Buyers who attend have a better understanding of the property as viewed by the inspector and are better able to read and interpret the final report. The buyer’s attendance also helps them understand the scope of a home inspection as well as the limitations.
  3. How quickly can you typically schedule an inspection?
    An inspection can usually be scheduled within 24 hours. Same day service can be made available in some cases
  4. How long will the inspection take?
    A typical inspection takes between 2-3 hours.
  5. Have you received professional home inspection training?
    Yes. We are certified by the American Home Inspectors Training Institute (AHIT).
  6. Are you insured?
    Yes. We are insured by the Foundation of Real Estate Appraisers (FREA).


The Report

  1. What will the inspection report include?
    A full inspection covers the exterior, structural components, foundation, roof, attic, insulation, ventilation, plumbing, electrical, heating/air conditioning, garage, kitchen, bathrooms and interior.
  2. Will you prepare a written report?
    We prepare a computer generated report which includes digital photos of any item that is called out due to a concern. Included is a Report Summary that will let you quickly review the recommended improvements to the home. The report format is easy to read and is provided to both buyer and buyers agent.
  3. How soon is the report available?
    The report is usually available within 24 hours.
  4. Can we see a sample of your report?
    You can receive a sample report by contacting our office.
  5. Does the report conform to ASHI standards?
    Our reports meet (and exceed) the ASHI Standards of Practice.
