Pre-Purchase Inspection

For the Home Buyer
A home inspection is a visual inspection in which all of the systems typically used within a home are tested and/or operated to verify proper operation and installation. Doors and windows are opened and closed, roofing materials are inspected, air conditioning and heating systems are operated, outdoor temperatures permitting. The inspector will fill all sinks and tubs, run showers and flush toilets. Upon completion, a detailed computer generated report will be issued to the prospective buyer.

Pre-Listing Inspection

For the Home Seller
Listing inspections are very good for the homeowner who may not be fully apprised of the condition of their home. A great many sales are cancelled due to the buyer’s surprise at the “functional condition” of the home. It may look great, but have significant technical, safety or functional issues at work without the owner’s knowledge. Having the home inspected prior to placing it on the market is the ideal way to identify and either repair or disclose the issue(s) detailed in the Inspection Report. If repairs prove too inconvenient or costly, disclosing concerns and pricing the property accordingly will often produce a higher net sales price for the owner.
