A home inspection is a visual examination of the condition of the property. Home buyers entering the marketplace view inspections as a way to gain valuable information about
the biggest purchase they may ever make. It helps them to determine whether there are any major defects or system inadequacies before the time of purchase.

The home buyer is encouraged to attend the inspection in order to see firsthand the condition of the house systems. Accompanying the inspector provides the buyer with an
excellent opportunity to ask questions or discuss potential changes.

When the inspection is complete, a computer generated report including digital photos is prepared documenting the results of the inspection, along with an estimate of repair costs.

The home inspection should not be confused with an appraisal, a municipal code inspection, an environmental audit or a home owner’s warranty.

A thorough home inspection should cover all the major systems of a house, including structure, exterior, roofing, electrical, heating, cooling, insulation, plumbing and interior.

All inspections should meet the Standards of Practice of the American Society of Home Inspectors (ASHI).
