National Home Inspector Exam
The National Home Inspector Exam (NHIE) ensures that home inspection professionals meet basic knowledge and practice requirements for the purposes of regulation. Successful completion of the examination fulfills the needs of the public, the government and of home inspectors.
Who is eligible to take the National Home Inspector Exam?
Anyone can take the National Home Inspector Examination® (NHIE). For some inspectors that require a state license, the NHIE is part of the licensing process. For ASHI Members wishing to advance their membership, passing the NHIE is a requirement to move up to the Inspector (if there is no home inspector licensing required in the state) and ACI levels. Whatever the reason may be, passing such a rigorous exam is a commendable accomplishment.
How do I register for my exam?
The NHIE is a live, proctored exam. Members will have to attend specified testing locations in their state in order to take the exam. For general information regarding the exam, visit nationalhomeinspectorexam.org.
How is the exam structured?
The content of the NHIE is based on a formal study that defines competent practice. The computer-based examination tests three performance domains:
- Domain 1: Property and Building Inspection/Site Review
- Domain 2: Analysis of Findings and Reporting
- Domain 3: Professional Responsibilities
The Examination Board of Professional Home Inspectors (EBPHI) provides a comprehensive exam overview to effectively prepare members for the exam.

Please confirm the cost when registering for the test. Individuals who fail an exam must wait 30 days before being eligible to retake it.
